Mainsquare

Mainsquare is a vibrant new district in Offenbach that brings together work, leisure and community. Located by the Main River and the emerging Nordkap Park, the development transforms a previously underused site into a lively urban hub.

Krause Architects lead the design and planning of mixed-use space on the border of Frankfurt and Offenbach, comprising 74,000m² above ground, including high-quality offices, a 4-star-plus hotel and conference centre, restaurants, cafes, shops and wellness areas, together with below ground for parking, technical areas and support spaces.

Designed with people in mind, the scheme features generous terraces and rooftop gardens, and green podium gardens to enhance well-being and promote connection. The Urban Living Room acts as a central hub for everyday encounters, interaction, and exchange. Supporting wellbeing and encouraging connection across the scheme.

Mainsquare aims to be Germany's most sustainable office and hotel campus, designed to operate CO2 neutrally and targeting leading certifications including LEED Platinum, DGNB Platinum, WELL, WiredScore, SmartScore and alignment with the EU Taxonomy. From green roofs to geothermal energy and recycled materials, every detail is considered in support of a more sustainable future, environmental thinking treated as inseparable from the urban design itself, from the concentration of daily life to the ease of movement across the site.
